Available sizes at a glance:

  • Inn room 15 items / 30 with ESO+,
  • Apartment 50 items / 100 with ESO+
  • Small 100 items / 200 with ESO+
  • Medium 200 items / 400 with ESO+
  • Large 300 items / 600 with ESO+ or 350 items / 700 with ESO+

Note: Although ESO does not differentiate between the 600 and 700 item homes in their Large category, those homes with 350 / 700 items will be categorized as Largest on this site to note the difference in available item slots.


Inn Rooms: 15 items allowed / 30 items with ESO+

Get an inn room and have a little place to call your own! Nice place to set up banker and merchant, or maybe just keep a couple of storage chests for quick access.

  • Can get at least one for free after completing “Room to Spare”

  • Usually close to Wayshrine and other resources (e.g., bank, stable, crafting)

Downside:

  • Limited number of traditional furnishings, and only 2 trophy collectables and 2 other collectables allowed. Total of 2 characters can be in the room at once.

Apartments (Basically, extra largee Inn Rooms) 50 items / 100 items with ESO+

Benefits:

  • Low cost, especially compared to small homes, which are double the size but are way more than double the cost. Example: Barbed Hook Private Room is 11,000 gold for 50/100 slots whereas Twin Arches is 73,000 gold for 100/200 slots.

  • Usually close to Wayshrine and other resources (e.g., bank, stable, crafting); larger than inn room in terms of items and space.

Downside:

  • Limited number of traditional furnishings, and only 2 trophy collectables and 2 other collectables allowed. Total of 2 characters can be in the room at once.

Small 100 slots / 200 with ESO+

Examples:

  • Black Vine Villa in Baandari Trading Post, Malabal Tor. Like it’s neighbor the Cyrodilic Jungle House, good location with dolman right and Ayleid ruins just up the hill. Built in the Altmer style with lovely outdoor space and high ceilings.

  • Cyrodilic Jungle House in Baandari Trading Post, Malabal Tor. Good location (steps from Wayshrine and guild traders), nice outside area.

  • Kragenhome in Kragenmoor, Stonefall. When purchased for gold the fireplace logs are tradable - and usually sell on the guild traders for a good chunk of change, which can cover the cost (69,000 gold) for the house. Interesting home with semi-separated raised area in the back. Definitely needs decent lighting…unless stumbling around in the dark is your thing. No judgement here - your bruised toes are your business.

Benefits:

  • Low cost for property, many have outside areas (e.g., courtyards, grass covered yards). These gems are the perfect size for creating cozy homes for your characters, role playing, shops, or more creative builds that don’t require massive amount of space and furnishings.

  • Many are close to Wayshrine and other resources (e.g., bank, stable, crafting)

  • Up to 6 characters can be on the property at one time.

Downside:

  • Only 5 / 10 of trophy collectables and 2 / 4 of other collectables allowed.

Medium 200 item slots/ 400 with ESO+

Room for up to 5 / 10 trophies, 2 / 4 non-trophy collectibles, and a total of 6 characters can be on the property at once.

Examples:

  • Bouldertree Refuge located in Longhaven, Greenshade. Property has the Bosmer “pod” houses with beautiful outside, gated area.

  • Frostvault Chasm (Time-limited release. Grab it while it's hot.) in Eastmarch. A very cool Dwemer property in an ice cave. Build area is on a platform in the center of the cave offering an interesting view of the area. Just watch your step!

  • Grymharth’s Woe In Windhelm, Eastmarch. Nord style house with two floors and semi-separated areas.

  • Velothi Reverie in Narsis, Deshaan. One of my favorite homes in the game. It’s not huge by any stretch, but it’s well laid out with 3 separate floors and wings on either side. In the back there’s a nice courtyard area large enough for a garden or other creative addition. Wyrd Books & Café is located in my lovely Velothi Reverie.


Large 300 items / 600 with ESO+

Up to 4 / 8 collectibles and 20 / 40 collectibles with 12 people allowed to hang out.

Examples:

  • Enchanted Snow Globe located in Eastmarch. Live inside a lighthouse within a literal snow globe. Nice sized outdoor space with covered area for livestock…or family members who disrupt holiday gatherings. Time-limited release during the New Life Festival event which happens annually in December/January. This home is Crown only and cannot be purchased using gold, but it can be "gifted" through the Crown Store.

  • Forsaken Stronghold in Bangkorai. An Orc style fortress with plenty of room inside, and a generous sized outdoor area.

  • Gardner House in Wayrest, Stormhaven. Elegant, multi-level Breton style home with walled yard. Great place to decorate or reskin/reimagine the interior for role-play.

  • The Gorinir Estate in Cormorant, Grahtwood. A larger version of Bouldertree Refuge, this lush forest property has a decent amount of build space outside of the tree “pod” homes. If you like to build up, the views are very nice.

Downside:

  • May require zone achievement to purchase with gold (e.g., Grand Explorer)

Largest 350 items / 700 with ESO+

Collectible furnishings: 55 / 110, Special Furnishings 5 / 10, and up to 24 characters on the property at once.

Special Considerations

  • Many of these homes are only available for a limited time, usually once every 12 to 18 months.

  • Others, like Earthtear Cavern, The Observatory Prior, Stillwaters Retreat, and Moon-Sugar Meadow are available year round and are purchased exclusively with Crowns. They come in furnished and unfinished versions, except for Moon-Sugar Meadow, which comes in unfurnished only because there aren’t any permanent, pre-existing structures.

  • Hakkvild's High Hall and Coldharbour Surreal Estate are both available year round for both Crowns and gold. Both require an achievement to purchase with gold. As Coldharbour is an open area, it is not available furnished.

  • The 3 Alliance properties (Daggerfall Overlook, Serenity Falls, and Ebonheart Chateau) are also available year-round and can be purchased via gold or Crowns. If purchasing with gold, they are unfurnished and require the Alliance Hero achievement associated with that faction in order to purchase. If you’re using Crowns, you can purchase with or without furnishings, and no body cares about your achievements.

Proof that with enough money, you can buy your way into high society. Just joking. (Probably)

Examples of Largest homes

  • Colossal Aldmeri Grotto in Grahtwood is a stunning blend of beach, giant cave, and Aldmeri ruins. There's a few scattered shipwrecks around, but it adds to the um....atmosphere.

  • Earthtear Cavern in Craglorn. Giant cave? Amazing sunsets? Waterfalls? Sold!

  • Lakemire Xanmeer in Murkmire is a large property done in the older Argonian style. The outside is beautiful with waterfalls and tropical foliage, while inside has window-like walls made of water that look into the lake. Definitely one of my favorite properties. Very versatile and I’m very fond of waterfalls. Here’s a video of my custom build on Lakemire Xanmeer.

Downside:

  • Cost

  • High cost of Crowns for the Crown only properties (which may or may not be avialble for long!)

  • Did I mention the cost?
